Price List

1. Agency commission 

Based on Croatian law (the law of the country in which TopAdria THIELE d.o.o. is registered and licensed), the buyer agency commission gets charged for brokering a property which a buyer wishes to buy. Brokering means giving a client (i.e. a potential buyer) information about that property. Whether or not a buyer wishes TopAdria THIELE d.o.o. to assist with the buying process beyond that (i.e. assisting with arriving at a purchase agreement) is irrelevant to the commission owed to TopAdria THIELE d.o.o.. Prior to showing any property to a client, TopAdria THIELE d.o.o. requires that a client signs a buyer agency agreement with TopAdria THIELE d.o.o.

The buyer agency commission equals 3% of the final sales price (of a property brokered by TopAdria THIELE d.o.o.) plus PDV, the Croatian mandatory sales tax which amounts to 25% of the 3% commission (0.75%). Hence a total buyer agency commission in the amount of 3.75% of the final sales price is due upon notarization of the purchase agreement. The minimum amount of commission due is 1,000.00 Euro plus PDV (if the 3.75% commission of the final sales price would be less than 1,000.00 Euro plus PDV).

Should a client sign a purchase agreement for a property which TopAdria THIELE d.o.o. has brokered without the knowledge of TopAdria THIELE d.o.o., a buyer agency commission of 6% plus PDV (double commission) is due on the day the buyer signs a purchase agreement for that property.

TopAdria THIELE d.o.o. negotiates separate (listing and seller agency commission) contracts with the seller of properties.

The buyer agency commission includes the following services by TopAdria THIELE d.o.o.:

  • Answering enquiries about properties listed by TopAdria THIELE d.o.o. via email. All details are based on information given by the property owner(s) and is based on property documents (ownership documents). TopAdria THIELE does not claim responsibility for the correctness of information provided by property owners.
  • General information i.e. not pertaining to specific properties listed by TopAdria THIELE d.o.o., will be given within reason.
  • Possibly researching properties which are not listed by TopAdria THIELE d.o.o. but which may be of interest to a potential buyer. Usually we cooperate with partner agencies which have signed a contract of cooperation with us.
  • Showing a property to a potential buyer (see point 3. below for details) in person. 
  • If desired by the client: Brokering between a buyer and the owner(s) of a property the buyer is interested in buying to arrive at the final purchase price and the conditions of purchase.
  • If desired by the client: Assisting with the buying procedure.
  • If desired by the client: Suggesting a solicitor and/or public notary who will check the property documents and draw up the purchase agreement.
  • Attending the notarization of a purchase agreement.
  • Assisting with the title transfer unless handled by a notary public and/or solicitor.
  • Transferring utilities onto the buyer’s name.

PLEASE NOTE: All property documents and purchase agreements etc. are in Croatian language. Most of the time the language of negotiation with a seller is also Croatian. TopAdria THIELE d.o.o. is not licensed to and will not translate documents into any other language than Croatian and/or translate/interpret between different languages. Fees for solicitors, notary publics, translators, interpretors and anyone else a client wishes to include in the process as well as any court and other fees have to be paid by the buyer. Those fees vary according to different providers of these services. 

2. Agency commission in case of a pre-contract followed by a final contract

Our agency commission for a pre-contract is 1.5% of the final sales price plus PDV, the Croatian mandatory sales tax which amounts to 25% of the 1.5% commission (0.375%) i.e. an agency commission in the amount of 1.875% of the final sales price is due upon notarization of the pre-contract plus an agency commission in the amount of 1,875% of the final sales price is due upon notarization of the final contract. The minimum amount of commission due is 1,000.00 Euro plus PDV per contract (i.e. 2,000.00 Euro plus PDV total for the pre- and final contracts together) if the 3.75% commission of the final sales price would be less than 1,000.00 Euro plus PDV.

3. Showings / Viewings

The first showing with a maximum of 3 properties in one day in Istria is free of charge to a potential buyer. A client who wishes to view properties with us is obliged to sign an agency agreement with TopAdria (THIELE d.o.o.) prior to the viewings which lists the properties which the client wishes to see and specifies our agency agreement (see points 1. and 2. above) in case a client purchases one of those properties.

Viewings will be scheduled based on the availablitiy of a property (since many proeprties get let) Monday to Friday between 9am and 4 pm. Viewings on Saturdays can be arranged upon request between 9 am and 2 pm. Sorry, no viewings on Sundays and Public Holidays.

For any further/additional showing of properties (including a second showing of a property already visited) a flat fee of 50 Euro per hour from the time we meet up with the client at our office or when we leave the office (+ VAT, payable in Kuna based on the middle exchange rate of the Croatian National Bank) is due at the time of the showing(s). This fee is intended to cover some of our time and expenses. If a potential buyer wishes to view a property which is not listed by TopAdria (THIELE d.o.o.), a flat fee of 100 Euro per hour from the time we meet up with the client (+ VAT, payable in Kuna based on the middle exchange rate of the Croatian National Bank) is due at the time of the showing(s).

Our viewing/showing fee will be reimbursed to the client (i.e. deducted from our agency commission) when a client purchases one of the properties we showed him. Viewings of properties offered by us without us attending the viewing is not available.

4. General research

The fee for any type of general research beyond the information given in the property descriptions on our home page (such as further market research, further research into specific properties, research into the legal documents of a property a seller intends to offer for sale etc.) is 50 Euro per hour started (+ VAT, payable in Kuna based on the middle exchange rate of the Croatian National Bank).

5. Consulting

The fee for any type of consultations for other reasons in person or over the phone is 50 Euro per hour per consultant involved per hour started (+ VAT, payable in Kuna based on the middle exchange rate of the Croatian National Bank).

6. Other Services

Any other services such as for property development, marketing, the coordination of other projects, travels to meetings etc. get charged at 50 Euro per hour per consultant involved per hour started (+ VAT, payable in Kuna based on the middle exchange rate of the Croatian National Bank).

Failure to pay the fees at the time when they are due results in interest being charged according to Croatian law (i.e. 12% per annum). 

A client needs to agree with these conditions and fees before TopAdria (THIELE d.o.o.) begins with its services. Referring to this page in writing (i.e. in an email) satisfies our obligation to point out that we work only based on these conditions and assumes that a client agrees. If a client doesn't agree, we request a notification in writing (i.e. in an email).
