Located in a peaceful village with approx. 1400 inhabitants near Fažana, Brijuni National Park and Pula, this original approx. 100 year old natural stone house was completely refurbished in 2011 and further renovated in 2014 and 2015. It represents a very charming home and/or a pleasant holiday cottage which is tucked away in the old town.

A beautiful handcrafted iron gate marks the entrance to the property. It features a nice 12,85 sqm (138 sqft) room / winter garden (a covered terrace with large glass sliding-windows) which can also be used as a guest bedroom during the warmer months of the year. Next to the winter garden is a 20,5 sqm (220 sqft) garden/courtyard which houses a small garden and is surrounded by big walls, offering superb privacy. There is a 4,6 sqm (50 sqft) storage room as well for anything from garden tools to bicycles and even a large freezer. Alternatively this room can be converted into a sauna (the required power supply has already been prepared) and a Jacuzzi could be installed in the garden area. In addition to these lovely outside areas there is an uncovered 24,95 sqm (268 sqft) terrace on the first floor...ideal for sun lovers!

The centrepiece of the ground floor is a lovely kitchen (14,10 sqm/152 sqft) with custom-built cabinets (and washing machine), a dining area and the original wooden stairs leading to the first floor. Between the kitchen and the wintergarden lies a cozy living room (14,35 sqm/154 sqft) which was added in 2011. It has partially exposed original stone walls, a wall-mounted flat-screen TV and a small bathroom with shower and toilet. The large terrace doors allow for plenty of natural light. The original exterior stone walls provide a very pleasant atmosphere. A pullout double couchbed could be used for guests in the living room. 

On the first floor is a 11,60 sqm (125 sqft) space which is currently being used as a dressing room and a home office. Instead a single bed could be put here. Adjacent is a bathroom with a brand new shower (2,25 sqm/24 sqft). The first floor offers air conditioning with heating function as well as phone and TV connections. The room exits onto the 24,95 sqm (268 sqft) terrace which offers plenty of space and sun year round. It has a 1,2m wall around the entire perimeter which gives great privacy.

The original wooden stairs lead to the second floor located under the roof. The roof has been replaced entirely in 2014 and offers 10 cm insulation. The 14 sqm (150 sqft) room is currently partially being used as a second living room and as the main bedroom. There is SAT-TV, a phone line, a roof window and a small window. For hot or cold days there is an inverter air conditioning unit which cools or heats the space. From the second floor there are lovely views over the old town all the way to the sea and the islands of the Briuni National Park.

A further 15 sqm (150 sq ft) plot next to the house also belongs to the property. This space has been turned into a covered area which can be used for parking a small car, motorcycle, bicycles and/or storing wood etc..

The house is connected to canalization, has high speed internet, SAT-TV and terrestrial TV. Currently a wood buring stove is being used for heating on cold days (in addition to the inverter units). The furniture shown on the pictures are not included in the offer.

The village is connected via a public bus and train with Pula. It offers several stores, pubs, a popular fitness centre and a post office. There are marked bicycle trails surrounding the village, leading through agricultural land and alongside olive groves. The sea, several beaches and Pula with its Roman amphitheatre are all just 10 minutes by car or 20 minutes by bicycle. Pula airport is 20 minutes away. There is no noise from planes since they land and take off in different directions.

This is an ideal location for people who like the charm of an authentic Istrian village while at the same time having the proximity to the cultural and more touristic offers in and around Pula.

Due to the steep stairs the property is not suitable for small children and eldery people or people with limited mobility. Also, the property is located in a small side street which is difficult to enter, especially with a big car.
