This hotel is located in Lovran, a Croatian seaside town neighbouring Opatija, 19 km from Croatia’s major port, Rijeka, 14 km from the Matulji railway station, 50 km from Rijeka airport and 80 km from Pula Airport. There are at least ten large cities in Europe that are within a 550 km radius from Lovran (within a 4-5 hour driving distance). Lovran is beside Opatija the most attractive destination along the so-called Liburnia Riviera. The town can draw on a rich historical heritage, a hundred-year-old tradition of tourism, a well-preserved nature, a developed infrastructure and everything else that permits a new take-off in the tourist industry combined with sustainable development and respect for all ecological standards.
The existing hotel was built in 1906 and is conveniently positioned just 100 m from the sea with a well maintained public park owned by the city of Lovran in front of it and green areas surrounding the facilities that are in harmony with the main Lovran architecture and style. The property is classified as a detached house in a touristic zone for hotels with the existing builing permits for levels S+P+5 (meaning: basement + ground floor + 5 floors = 7 floors total). It offers 2.719 m2 of net living space on those floors (3.989 m2 usable) with 50 rooms. The grounds amount to 2346 m2.
There is a concept proposal to restore the existing hotel and to add a second separate building with a very modern design. In total the new hotel complex would have 5 stars with 8.872 m2 of net living area (10.026 m2 usable) and 174 rooms as well as underground parking with 92 spaces.
All further details are available upon request.
