This authentic stone house dates back to the 1880's and was completely refurbished between 2009 and 2014. The renovation has included new water and electrical installations as well as a new roof, gutters and downspouts, new windows, floors and new beams.
Since the refurbishments the house has been barely used since the owner works abroad for most of the year and has not rented out the house.
The house offers approx. 95 m2 living area on 3 floors and a not so small garden (142 sqm) in front of the house. There is enough space for a vegetable and flower garden, a larger garden shed and/or even a small pool. In front of the house is a nice stone patio which lends itself to receive a pergola. All in all plenty of outside space to enjoy relaxing, gardening and having guests over.
On the ground floor is a spacious dining and living room and a small kitchen. The first floor and second floor are both accessible via a nicely crafted and wide staircase made from steel and wood. The first floor features a master bedroom and a spacious bathroom currently with a shower but big enough for a bathtub as well. The second floor offers another 2 bedrooms. All bedrooms are pleasant and feature high ceilings and nice windows with insect screens and wooden shutters. From the top floor the Adriatic Sea and the Brijuni Islands National Park are visible in the distance.
The property has city water and electricity supply as well as public sewage. A nice wood burning stove is included in the asking price as is the furniture which can be seen on the property pictures.
The house faces south giving it plenty of sun from late morning until sunset.
The house is semidetached. It is located in a cul de sac in a quiet village 6 km from the sea and Pula, the capital of Istria.
The property is also suitable to be used for tourism. There is very high demand for renting larger stone houses in Istria as Croatia is having record years in tourism.
A building permit has already been issued for an extension with a larger kitchen and bathroom on the ground floor which would add another 20 sqm or so. The water, electric and wastewater connection have already been installed so that the extension can be finished quickly and for little money.
