Stunning new villa with pool near Porec

This beautiful new villa is located 14 km from Porec and 40 km from Pula and the international aiport. The grounds measure 4.459 m2 (100 m x 45 m) and are surrounded by a stone drywall, as is traditional in Istria. The view is of woods and vineyards. The usable area of the house is 311 m2, and the gross area is 504 m2.

The ground floor area of the villa consists of:

• a covered terrace;
• a guest bedroom ( 20,2 m2) with a big bathroom (27,3 m2) featuring a jacuzzi;
• a large living room (55 m2) dominated by a big fireplace;
• a spacious kitchen (30 m2);
• the boiler room with a laundry, a guest toilet, a custody room and two anterooms, the first for guests and the other for the owners.

On the first floor are two rooms:

• The master bedroom (51 m2) with en-suite bathroom (9,3 m2) – a  jacuzzi, sauna and wardrobe are incorporated in the room. There are three terraces: one facing East, the southern French balcony and the protected southern terrace;
• The other bedroom offers 24 m2, a 10 m2 bathroom plus a dressing room (4 m2). In the bathroom a Finnish sauna can be installed. This room connects to a big terrace (37 m2), covered by a pergola and baldachins.

The house has an atrial shaped yard completing the rather playful concept of the house. The big sundeck with the swimming pool is 2 m below ground and surrounded by massive stones. An outdoor kitchen with a fireplace is located in the south-western part of the gardens.

The swimming pool offers 17m x 7,8 m with a surface area of 111 m2. The pool has a shape of a fish. It is equipped with hydro massage devices, slab-sided with Pebbletec, the water can be heated and the quality of the water is assured as it is sea water. The pool has a shallow part for kids (head of the fish), but also the massage and waterfalls level (tail of the fish). The central part of the pool is provided for swimming and recreation. The swimming pool is surrounded by a 3-4 meter tall wall. It is also possible to cover it, if necessary.

Private parking is situated at the end of the house protected by the bushy oak wood. On the central terrace is a Jacuzzi.

The grounds are covered with stony panels and massive rural wooden floors. The carrying roof construction is a modern AB construction under which are massive wooden beams and boards sheeting. The walls are plastered with traditional Istrian materials that implicate no chemical substances. They contain slaked lime and terafin, which are also the main components of the final groundwork.

Other features:

• The heating is by ground and wall heaters powered by a heating pump. The heating is administered by a central computer. The cooling is accomplished by pipes embedded in the walls.
• The windows are of top carpentry – a combined wood-aluminum with insulating glazing.
• The house has an alarm and fire system.
• The villa has its own connections to electricity, water and telephone. It is connected to a cesspool. It has its own well which can contain 54 m3 of water.
